Our client an established New York-based property management company that specializes in affordable housing. They're looking for an experienced Assistant Property Manager to support daily operations at one of their well-regarded Harlem properties.

This is a hands-on operational role, not a compliance or recertification position. You'll be the go-to person for residents, maintenance staff, and building operations, working directly with the Senior Property Manager and Regional Manager.

Responsibilities:

  • Support the Senior Property Manager and Regional Manager with day-to-day property operations
  • Oversee resident move-ins and move-outs, including unit inspections and move-out reports covering damages and fees
  • Handle rent collections and other monies collected onsite, scan checks through Yardi, and make bank deposits
  • Review aged receivables and follow up with residents on outstanding balances
  • Coordinate with outside legal counsel when appropriate
  • Work closely with maintenance staff, enter and track work orders in Yardi, and follow up on completion and resident satisfaction
  • Assist with clearing HPD, DOB, ECB, and FDNY violations
  • Coordinate weekly fire-safety inspections and conduct monthly building inspections
  • Make sure apartments, vacant units, offices, and community spaces are market-ready
  • Maintain resident and property files, and stay current on lease terms and community policies
  • Review site invoices and GL coding, and assist with monthly financial variance reports
  • Take on other property management projects as needed

Requirements:

  • Affordable housing property management experience (required)
  • Section 8 experience
  • 3+ years of property management experience (preferred)
  • Strong resident and tenant relations skills, and comfort working directly with residents
  • Experience with rent collections and lease administration
  • Comfort coordinating with maintenance staff
  • Understanding of annual certifications
  • Proficiency in Microsoft Office, especially Word, Excel, and Outlook
  • High school diploma or GED required; some college preferred
  • Ability to work 100% onsite in Harlem, Monday–Friday, 9:00 AM–5:00 PM
